Why Choose an InterNACHI Certified Home Inspector

Being an InterNACHI CErtified Professional Home Inspector, such as myself, means that you are among the best of the best in the home inspection industry.

InterNACHI Certified Home Inspectors have to go through a lot to become one, and then they have to work hard to stay one.

Below is a list of just some of the many requirements that InterNACHI has to become a full member and then to remain a full member:

InterNACHI inspectors:
  • have to pass InterNACHI's Online Inspector Examination, and re-take and pass it every three years (it's free and open to everyone, and free to re-take);
  • have to complete InterNACHI's online Code of Ethics Course (free to take after joining, and self-paced);
  • have to take InterNACHI's online Standards of Practice Course (free to take after joining, and self-paced);
  • must submit a signed Membership Affidavit;
  • substantially adhere to InterNACHI's Standards of Practice;
  • abide by InterNACHI's Code of Ethics;
  • have to submit four mock inspection reports to InterNACHI's Report Review Committee (for free) before performing their first paid home inspection for a client if the candidate has never performed a fee-paid home inspection previously;
  • within the first year of membership, have to successfully pass the following free online, accredited, and self-paced courses and exams:
    • InterNACHI’s "Safe Practices for the Home Inspector" course,
    • InterNACHI’s "25 Standards Every Inspector Should Know" course,
    • InterNACHI’s "Residential Plumbing Overview for Inspectors" course,
    • InterNACHI’s "How to Perform Residential Electrical Inspections" course,
    • InterNACHI’s "How to Perform Roof Inspections" course,
    • InterNACHI’s "How to Inspect HVAC Systems" course,
    • InterNACHI’s "Structural Issues for Home Inspectors" course,
    • InterNACHI’s "How to Perform Exterior Inspections" course,
    • InterNACHI’s "How to Inspect the Attic, Insulation, Ventilation and Interior" course,
    • InterNACHI’s "How to Perform Deck Inspections" course,
    • InterNACHI’s "How to Inspect for Moisture Intrusion" course, and
    • InterNACHI’s "How to Inspect Fireplaces, Stoves, and Chimneys" course.
  • have to pursue inspection-related training by taking 24 hours of additional accredited Continuing Education each year;
  • have to maintain their Online Continuing Education Log (free), per InterNACHI's rigorous Continuing Education policy;
  • have access to InterNACHI's Message Board for exchanging information and tips with colleagues and experts;
  • have access to InterNACHI's "What's New" section so that they can keep up with the latest news and events in the inspection industry;
  • have access to InterNACHI's time-tested Inspection Agreement, which keeps them (and you) away from lawsuits;
  • have access to InterNACHI's Report Review/Mentoring Service;
  • have to carry E&O Insurance (if their state requires it);

Los Osos Home Inspections - Ventilation

Los Osos Home Inspections - Many times on a home inspection in Los Osos CA I find ventilation issues in the attic. This is something that is often ignored, or just not noticed. Unfortunately it can lead to larger issues, such as mold in the attic.

​Many home inspection issues in the attic can be avoided by having a pre-listing home inspection to find potential issues and to correct them. Once the buyer has his home inspection done, then the transaction is at risk.

In the Los Osos, home inspection picture below we see a good example. We see a bathroom vent venting into the soffit of the attic. This is often allowed, but not always a good idea. As air is drawn in from the soffits into the attic, it can bring the moist air in from the vent with it. It is generally better to find another area to vent to if possible.

Dryer Fires in California

It is not surprising that dryer fires are on the rise. It is common on a home inspection to see all the ingredients for a dryer fire. In fact, these have quickly become one of the leading causes of fires in the home.


What can you do to help prevent dryer fires and protect yourself, your family, and your investment?

  1. Clean the dryer regularly - And not just the lint trap (although this should be done preferably after every load).
  2. Check the dryer hose - This often gets neglected because it is hard to do, but it is well worth the effort.
  3. If you have a gas dryer, check for gas leaks - Gas dryers are great and energy efficient. But without a professional regularly checking the connections, it could become dangerous.
  4. Clear the area - If the area around the dryer is clear and clean, there is less chance for fires to spread.

In this month's home inspection pictures we first of all see a crack in the slab in the basement of a home. For the most part the slab is not structural, and cracks like these are not something to worry about too much (although they should be monitored.

In the second picture we see recycled denim insulation. While expensive, denim insulation is better than many other types of insulation in a lot of ways. It also does not irritate the skin like fiberglass insulation does.

Home inspections are an obviously important part of buying a home. Most people who buy a home will get a home inspection, but some still choose not to.

Speaking as a home inspector, I would still have a home inspection on my home if I were buying one today. Even if I know a lot about a home (which I do) it is not always about what you know or what you see, it's HOW you see it.

We tend to be very emotional when buying a home. It's a lot of time, money, stress, and, well... its your home! So sometimes we don't always see things the way should when all of that emotion is present. A home inspector is an objective opinion. Someone with a lot of knowledge who is basically paid to give you unbiased information that takes the emotion out of what is being seen
